Approximately 18 months since it first opened, many good things are popping up near Seven Pines, the unique master-planned community southeast of Jacksonville that embodies its tagline — “a legacy of gathering.”

Indeed, many things are gathering at Seven Pines, including physical things such as buildings, amenities and road construction. All good stuff! And, if you’re considering buying or building your new-construction home at Seven Pines, there’s even more good news ahead.

Here’s an update on all that’s happening near and at Seven Pines.

New medical office buildings.

Seven Pines’ massive future footprint will include all sorts of services that will ease residents’ access to healthcare, shopping, dining and other activities near their own neighborhood.

One of these options is a new 50,000-square foot medical building slated for a 2025 opening. It’ll be located on Stillwood Pines Boulevard. Halo Precision Diagnostics will fill the first floor, per Chuck Diebel of Colliers North Florida, in a recent Jacksonville Daily Record article.

Also on the horizon is a future Baptist Health facility. The company purchased 10 acres in the Seven Pines development footprint in October 2021. Stay tuned for future updates.

Mayo Clinic to expand nearby

Seven Pines’ location just southeast of the State Road 202 (Butler Boulevard)-Kernan Boulevard intersection off Interstate 295, could not be more convenient for current and future residents.

Jacksonville’s premier shopping, dining and entertainment enclave, St. Johns Town Center, is just up the street, as is the University of North Florida. And, Atlantic beaches are an approximate five-mile drive east on Butler Boulevard.

Mayo Clinic’s Jacksonville campus at the corner of Butler Boulevard and San Pablo Road also is a Seven Pines neighbor. Now this world-class medical facility is expanding, as it awaits rezoning on its existing 210-acre North Campus, per the Jacksonville Daily Record. The rezoning request would expand the Clinic’s local footprint to nearly 600 acres.

Even better is Mayo Clinic’s longer-term expansion vision for its Jacksonville location. Labeled Phase VI — again, per the Jacksonville Daily Record — it foresees 7.5 million square feet of medical facilities by November 2045. Founded in Minneapolis, Minnesota, Mayo Clinic’s Jacksonville facility first opened in May 1986.

New traffic interchange

If you’re a current Seven Pines, this likely can’t be completed fast enough. But if you’re a prospective Seven Pines resident, the ongoing road construction at the State Road 202 (Butler Boulevard)-Kernan Boulevard intersection will streamline traffic into and out of the neighborhood, along with updated pedestrian and cycling options.

This two-year project is nearing a 2024 completion.

Amenity center is en route

Seven Pines’ amenity center is taking finishing shape and will be the community’s activity hub.

The 7,900-square-foot building offers social spaces and will anchor the surrounding amenities. Expect resort-style swimming pools, a 34-acre park and a launch point for personal watercraft, with canoes and kayaks available on its adjacent lake. A two-mile trail encircles the lake.
