While Seven Pines residents anticipate The Village at Seven Pines — a new 175,000-square-foot retail, dining and services hub to be built right on property — the dining scene near this master-planned community also is exploding in tasty ways.
In late January, Regency Centers and Sawmill Timber LLC announced plans for the new shopping center, which will be anchored by a grocery store and located on four acres at the Seven Pines entrance. It will be the community’s primary retail outlet and construction is scheduled to begin early in 2026.
Exciting news! Seven Pines’ 1,000 acres at the southeast corner of the Butler Boulevard and the Interstate 295 interchange eventually will close out with approximately 1,600 homes, so future dining, retail and services demands will only continue to grow.
But The Village at Seven Pines isn’t the only development news. Several new restaurants are under construction or in the planning stages right around the corner.
Here’s the scoop on five yummy new dining options near Seven Pines.
Dave’s Hot Chicken — prepare your cooldown strategies now. Dave’s Hot Chicken is coming to St. Johns Town Center, Jacksonville’s premier shopping, dining and entertainment enclave on the west side of I-295 from Seven Pines.
Per the Jacksonville Times-Union, it’s the second of five franchises planned for Jacksonville, and will be located at 10261 River Marsh Drive, Suite 137. One of the California-based organization’s co-founders and its chef really is named Dave, and the menu features spicy chicken fingers with multiple sauces, sides and other goodies.
Olive Garden — this Florida-native, Italian-American chain is coming to a site only minutes from Seven Pines. This latest outpost will be located at Glen Kernan Park, just east of Seven Pines at the corner of Butler and Hodges Boulevard.
Pinstripes — we hear you, New York Yankees fans, but it’s not that. Located at 10274 Buckhead Branch Drive No. 101, in St. Johns Town Center, Pinstripes will be a two-level, multipurpose venue totaling 24,096 square feet. Illinois-based, it offers a full-service bistro with pizzas, pastas and homemade sweets, plus patio, bocce and bowling experiences, and private event space. Building permits are in the application phase, per the Times-Union.
The Block Jax — a multipurpose venue focused on family fun. Located at 7520 Quarter Mill Road, the Block Jax is just west across I-295 from Seven Pines off Gate Parkway. Under construction, it features covered and outdoor dining and entertainment spaces, live music, a playground and Kanine Social dog park. An outdoor food hall provides nourishment. Opening is targeted for later in 2025.
14 Prime — Seven Pines residents hankering for the perfect steak will have a new, nearby option. The 14 Prime steakhouse is located at 7510 Gate Parkway, also west of I-295 off Butler Boulevard. It’s the first such offering by Jacksonville-based V Pizza and sits adjacent to an existing V Pizza + Sidecar at the site. Look for classic steakhouse fare, plus a February opening.
